What does it cover?

The cost to repair or replace insured property damaged by earthquake or earth movement due to seismic activity, landslide, mudslide, sinkhole, subsidence (a shifting of land), volcanic eruption, and other earth movement or collapse caused by any of these. Actual policy wording varies.

Is it required?

Sometimes, lenders, particularly commercial lenders, require that earthquake insurance be carried as a loan condition.

What doesn't it cover?

All insurance policies have coverage exclusions. Here are a few things that earthquake  insurance policies may not cover: amounts considered to be “under the deductible” (earthquake deductibles are not standard and can be tricky…make sure you understand exactly how your deductible works), foundations unless specifically included, land, pollution, costs incurred due to building codes or ordinances unless specifically insured, sprinkler leakage caused by earthquake unless specifically insured, and  loss of income or rents unless specifically insured.
