What does it cover?

Standard replacement cost property insurance covers the repair or replacement (same kind and quality) of property damaged by an insured peril. Building ordinance or law coverage supplements replacement cost coverage by providing for additional costs (such as demolition, increased cost of construction, upgrades to the undamaged part of the building) caused by the enforcement of any ordinance or law in effect at the time of the loss.

Is it required?

Building ordinance insurance is not generally required by third parties such as lenders or government entities. However without it your insurance will not pay the extra costs to bring the building up to code which may be required by local building ordinances after an insured loss. In that way “building ordinance” coverage would be needed in the event of a loss.

What doesn't it cover?

All insurance policies have coverage exclusions. Here are a few things that building ordinance insurance policies may not cover: costs incurred before the property is actually repaired or replaced; amounts in excess of the limit(s) insured for building ordinance coverage; and, costs required by ordinance related to pollutant clean up.
